Nitsche Arquitetos Designs a Stunning Three-Level House in Guarujá, Brazil

Nestled in a protected Atlantic Forest reserve, this luxury home in Guarujá, São Paulo, offers a seamless integration of modern architecture with nature. Located in an exclusive gated community, the property follows strict environmental regulations, allowing only 30% of the land to be developed. The challenge? Designing a 450 m² residence while preserving the surrounding forest.

Innovative Multi-Level Design

Built on a 1,310 m² sloped lot (14% incline), the home maximizes space with three distinct levels:

  • Basement: Hidden beneath a reinforced concrete slab, this level includes a garage, technical areas, a sauna, and a spa—offering relaxing forest views. It also houses staff quarters, laundry facilities, and storage space.
  • Suspended Bedroom Level: Supported by four steel pillars and two Pratt Trusses, the private quarters hover above the social areas, offering treetop views.
  • Open-Concept Main Floor: Enclosed by large sliding glass panels, the living areas and kitchen blend effortlessly with an outdoor covered space. Folding cement panels provide privacy while adding a dynamic façade design.

Sustainable & Efficient Construction

To reduce environmental impact, the project used prefabricated and industrialized materials, speeding up construction and minimizing waste. Instead of traditional building methods, the house was assembled like a modular structure, making the most of the limited work area.

Blurring the Lines Between Indoors & Outdoors

This eco-friendly modern home in Guarujá offers a unique living experience, where nature and contemporary design merge effortlessly. Floor-to-ceiling windows, innovative structural solutions, and open-air spaces create a harmonious blend of comfort, style, and sustainability.
